The Problem

During routine cold-water storage tank (CWST) sampling at mobilisation, high Legionella counts were discovered across the system.

Because the building had been unused for over two years:

  • Cold-water temperatures had risen into the 20–45°C Legionella growth band.
  • Biofilm had formed throughout the pipework.

 

Until the risk was controlled, the asset could not be safely let, delaying occupancy, revenue recovery, and compliance alignment.

Challenges included:

  • System-wide stagnation, rather than isolated issues.
  • High-risk outlets like showers and taps needing replacement.
  • Dead-legs in the plumbing increasing future biofilm growth risk.

 

A fast, structured, and fully compliant response was essential.

  • TMV servicing and optimisation for improved temperature control.

The Result

Legionella levels were reduced to a controlled range under a continuous monitoring, sampling, and treatment regime. This enabled leasing to progress and helped the building achieve over 80% occupancy.
